The Normandy Farms Equestrian Center is located on 175+ acres of rolling, improved coastal grass land situated with easy access to IH35-W to the East. The property borders on FM 407 to the North and Mulkey Lane to the South. It has an agricultural exemption for its current use.

Balconies on either side of the apartment allow the occupant a glorious view of the property from the front entrance to the back of the property which is another ~ mile to the back gate. The third floor of the main barn has a two bedroom, two bath apartment which has even better views of the property from the glass exposure to the North and South. A wonderful kitchen on the third floor is basked with sunlight from the great skylight which is located in the center copula of the barn. To the East of the Main barn is a large 10 stall mare and foal barn in which 5 of the stalls open to a large paddock and 5 open to another large paddock for easy separation. This stall arrangement is separated by another tack and feed room.

To the South and East of the Main barn is a 16 stall racing barn. There is wash rack, tack room and groom's quarters within the racing barn. This barn is just North of a half-mile regulation race track complete with starting gates.

To the South and West of the Main barn is a covered round pen. This has lighting, an observation deck and great footing for the training of the horses.

A large maintenance barn with storage for tractors and farm implements is on the East area of the property.

There is a very nice 3 bedroom, 2 and one-half bath double-wide mobile home located to the West of the Main barn. The home's ample floor plan includes a study with all the room and views of the rolling terrain one could ever wish for. The 2,600 square feet home has a fireplace and large entertaining porches to the North and the South. It is an all-electric home which includes a large chef's kitchen plus a convenient utility room.

The second half of the property contains multiple coastal hay meadows from which one can produce multiple cuttings of top quality hay each year. Once again the common drive is lined with the pecan trees. A large fishing pond is on the back half of the property and that water source is the supply for all of the automatic underground popup sprinklers that line the common areas as well as the entrance to the property. This pond is kept at a constant level with the aid of a deep water well. This is one of three deep water wells on the property which make the property self sustaining with regard to water needs.

The living quarters on the property are connected to aerobic water treatment systems to facilitate "green" use for the waste produced on the property. There is also an RV cleanout station conveniently located on the drive.
